While this is the case, many buyers may still want to acquire an inspection regardless of past records.

When dealing with people placing a contract on a home, the offer is most often going to be lower than the asking price. When this happens, it is often beneficial for the seller to accept the offer. Although, if the amount is one with which the seller in uncomfortable, the seller still has the right to make a counter-offer but should realize doing so could negate the original offer.

Most house buyers or house buying companies are looking for houses in ill-repair to fix, flip and resell. While these individuals do not require sellers to pay closing costs, that is not often enough to make the deal worthwhile. For, most often these individuals are only going to pay rates which are far below fair market value.

When a home can sell at a fair market value, it is often better to go through a real estate agency. Although, if there is little profit to be made, then a home buying agency or individual investor might be a better option. In all cases, it should be noted that any monies owed, back taxes or judgements will need to be paid out of the proceeds which a seller receives at closing.
